With the changes in the Commonhold and Leasehold Reform Act 2002, Leaseholders now have the “Right to Manage”. This means that, Leaseholders can now carryout the management of their block without paying any premiums to the Landlord and insuring the Leaseholders can have their block managed to a high standard.

We provide the following service to manage your block under the right to manage scheme:

  • The raising of invoices and collection of service charge payments in line with the service charge budget created.
  • The raising of invoices and collection of Ground Rents.
  • Carrying out the necessary adjustments at the end of year in line with the Budget set and the actual amount spent.
  • Pursuing arrears of service charge and ground rents and carrying out all necessary legal action to recover any such arrears (the individual Leaseholder who is in arrears or in breach will be charged for any legal costs)
  • Liaising with the residents association and attending Annual General Meetings
  • Maintaining and dealing with all contracted services including the inspection of works undertaken and payment of contractors invoices.
  • Ensuring that buildings insurance and Directors liability insurance (if applicable) are in place and dealing with any claims that arise
  • Site inspections carried out frequently of all common parts (internal & external) and dealing with matters of concern
  • Dealing with external accountants to provide year end audited accounts
  • Managing and maintaining an accurate database of all block management accounts and Leaseholders accounts and demand addresses.
  • Dealing with Leaseholders day-to-day enquiries and resolving matters of concern.

Assisting Vendors and their solicitors with regards to supplying and dealing with the pre sale enquiries including supplying copies of accounts will generally be in the region of £120.00 + vat.

To carryout and negotiate a Lease Extension on behalf of a Leaseholder, dealing with the Landlord and agreeing on a suitable figure, all fees will given at the time of enquiry.
